Greetings! Already, we are a couple months into 2008, which means it’s time to send out dues notices to Admirals Landing Homeowners. Dues for 2008 will be $440 per lot. This is a 10% increase over 2007. Also, homeowners who live on the pond are assessed an additional fee to treat the pond throughout the season in the amount of $100.

The money collected from these dues is used to pay for neighborhood expenses, such as: Grounds (32%), Pool & Tennis Courts (29%), Taxes & Insurance (11%), Social & Welcoming (5%), and Other Expenses (23%). Other Expenses consist of items such as property management fees, legal/professional fees, communications and administration.

This year, the budget provides for additional costs related to installing street/security lighting at the front entrance, as well as some legal/professional fees related to revising our Covenants.

We strive to keep costs to a minimum while also making Admirals Landing a great place to call home by keeping it safe, clean and in good repair.

How to Pay: from ALHOA Treasurer, Rick Kissling

The 2008 dues amount for all lots is set at $440.00. Additionally, if you own a lot on the pond, there is an added dues amount of $100 that funds and is used for algae & weed control treatment of the pond.

The 2008 ALHOA annual dues are due upon receipt. However, as we did last year, we are allowing partial payments at your discretion and we’ll not assess a late fee unless full payment is not received by April 30, 2008. If dues are not paid in full by this date, a $25 late fee is assessed.

Make checks payable to: Admirals Landing Homeowners Association, Inc. and please mail or deliver them to my address which is 8238 Misty Cove, Indianapolis, IN, 46236.
